Founding Members

George H. Baker is the CEO and Founder of Talkuments, LLC. Directly out of college, he began his career by selling APR calculation software to the mortgage industry. Intrigued by the trade, he went on to become a top loan originator, mortgage broker and mortgage banker. His 33 years of mortgage experience spans all facets of mortgage lending and is anchored by a maturity derived from detailed involvement with loan production.

From 2000 to 2013, Mr. Baker co-developed and managed direct-to-consumer mortgage lending call centers. An innovator, Mr. Baker co-developed business practices and software applications that facilitated and managed batch processing, task and issue management and reporting, and in-process quality control review functions. With a staff that never exceeded 55 full time employees, Mr. Baker co-managed a mortgage banking operation that closed over 25,000 prime loans.

In 2014, Mr. Baker began exploring the concept of Talkuments (short for “talking documents”). He concluded that lenders needed a market solution for the skyrocketing costs associated with new consumer protection laws. Moreover, lenders needed additional compliance and sales tools to meet increasing consumer demand for interactive loan information. After extensive research, concept validation, and development, Mr. Baker launched Talkuments, a consumer education portal, in 2016 with the intent to change mortgage industry practices.

Mr. Baker graduated from the University of Delaware with a B.S. in Business Administration. He and his wife, Monica, have three children and reside in Maryland.

Gary Arthur Noubarian is the COO and co-founder of Talkuments. He has over 35 years of experience in real estate and mortgage banking. Gary was a Real Estate Broker in Maryland and the District of Columbia, and with decades of mortgage banking experience, he is uniquely qualified to address many of the issues facing our industry today.

Along with founder, George Baker, Mr. Noubarian created and co-managed call centers from years 2000 to 2013. Total production from his direct to consumer efforts resulted in over 25,000 closed prime loans. His organizational skills and programming talents allowed him to identify and address deficiencies ingrained in today’s loan manufacturing process. His efforts lead to the development and use of software that complimented existing LOS platforms, resulting in quicker loan closing, higher loan quality and a reduction in staff and fixed costs of more than 30 percent.

From a technology perspective, Mr. Noubarian’s opinion is that the mortgage business is several years behind other industries. Consumers have increased their demand for interactive information, however, consumer facing products are virtually non-existent. In addition, Mr. Noubarian believes that consumer facing technology solutions integrated into compliance management systems will help lenders avoid the costs associated with lawsuits, excessive regulation and enforcement.

Mr. Noubarian is a graduate of Elon University. He is an avid car enthusiast and racer.

Joshua Weinberg is a key advisor and founding member of Talkuments. Mr. Weinberg is a nationally recognized speaker, author, consultant and leader in mortgage lending; specializing in integrating compliance and technology. He is currently Senior Vice President of Compliance for First Choice Loan Services, Inc., a wholly owned subsidiary of First Choice Bank, a State Chartered and FDIC insured Depository institution.

He works closely with Federal and State Regulators including the CFPB, FDIC, CSBS/AARMR, and the HUD/FHA and participates with many industry associations. He is the Chair of the MBA’s Regulatory Compliance Committee, Vice Chairman of the Board of Directors of MISMO, a member of the Registered Institutions Working Group for the NMLS, a member of ABA’s Residential Markets Committee, and an Advisory Board Member and Compliance Expert for Mortgage Compliance Magazine.

Mr. Weinberg also consults privately for mortgage lenders and some of the top mortgage technology vendors in the country. Previously he worked for a major LOS vendor where he was in charge of Compliance, Government Loan programs and Reverse Mortgages. He has worked in retail banking environments and also worked independently as the owner of a mortgage brokerage company.

Norman T. Koenigsberg is a founding member and key business advisor to Talkuments. Mr. Koenigsberg serves as the President & Chief Executive Officer of First Choice Loan Services Inc., a wholly owned subsidiary of First Choice Bank. Supported by a dynamic leadership team, he has grown First Choice Loan Services Inc. to over to 550 employees with annual production of over 2.4 billion through loan production offices across the United States.

With Marketing and Finance degrees, Norman has more than 25 years of experience in the mortgage industry, having spent the majority of his career in executive leadership positions for both regional and national banking institutions. In 2013 and 2015, he was recognized as one of the 100 Most Influential Mortgage Executives in America.

When not in the office, Norman enjoys sports and traveling with his lovely wife and three sons.

Advisory Board

Terry Bazyluk is a policy expert, communications executive and former practicing attorney. He has extensive experience in the mortgage and finance markets and the regulatory/political environment in which they operate. Before heading his own consulting firm, he spent nearly a decade as head of executive communications at Freddie Mac.

Bazyluk has served in senior communications and policy roles for a number of CEOs, as well as presidential cabinet secretaries Madeleine Albright, Colin Powell and Robert Reich. His strengths in policy and politics include experience working on two winning presidential campaigns. During a career of more than 25 years, he has gained broad expertise with a range of economic, financial and mortgage market subjects.

Before his transition to communications and public policy, Bazyluk was a law clerk for two federal judges and worked as an attorney at the U.S. Department of Justice and the Washington law firm of Covington & Burling. He received his BA in Philosophy from Harvard College and his JD from the Yale Law School.

Courtney Bristol is President of Atticmedia, a digital media company with offices in the UK and US. Atticmedia develops technology, learning platforms and digital resources for some of the world’s largest organizations such as PwC, Pearson, Johnson and Johnson, The BBC and many government bodies.

Courtney also has a 20 year proven track record of managing compliant financial services organizations and leading them to award winning results.

During her executive leadership in Digital Media and Marketing, Courtney has utilized her background in education to empower companies to better educate their employees and bring engaging digital experiences to consumers using cutting edge technology.

She is a Graduate of Drake University.

Mark Fox has worked in the mortgage banking industry since 1992. For the past 21 years, he has worked for C&F Mortgage Corporation, a wholly owned subsidiary of C&F Bank, a state chartered and FDIC insured depository institution. C&F Mortgage Corporation is a retail lender serving the Mid-Atlantic region

He was a founding partner of C&F Mortgage Corporation in 1995 and has held various positions within the entity including Chief Financial Officer. He is currently the Executive Vice President and Chief Operating Officer. He also was responsible for creating an additional business line for C&F Mortgage Corporation, Lender Solutions, whose primary function is to provide a full service mortgage banking infrastructure to community banks or small independent mortgage bankers.

Fox previously worked for a community bank’s mortgage operation serving as the Controller and also worked for 4 years with Price Waterhouse serving as a staff accountant and Senior Auditor. Fox graduated from Virginia Tech with a business degree in Accounting and Finance. His interests include golf, volunteering in community youth athletic programs and coaching high school basketball.

Dan Griffin is the President and founder of JW Secure and is a Microsoft Enterprise Security MVP. He previously spent seven years working on smart cards and cryptography for Microsoft while on the Windows Security development team. He is the author of two books, Cloud Security and Control and The Four Pillars of Endpoint Security. He has also published numerous articles on security software development, as well as on IT security, and is a frequent conference speaker.

Dan holds a Masters degree in Computer Science from the University of Washington and a Bachelors degree in Computer Science from Indiana University.

Grace Huebscher co-founded Beech Street Capital in 2009, Fannie Mae, Freddie Mac and FHA multifamily lending. Beech Street was sold to Capital One Multifamily Finance in 2013 where Grace is currently the President. Prior to 2009, Grace held senior management positions in multifamily housing at Fannie Mae. During her tenure at the agency, she was responsible for pricing and capital markets, structured finance, affordable and large loan lending, and the pool channel. She introduced Fannie Mae’s lending program for the manufactured housing community and built the multifamily small loan business from $400 million in the early 2000s to several billion dollars in 2009.

Prior to Fannie Mae, Grace served as CEO of National Cooperative Bank Mortgage Company, where she built the first CMBS platform for originations. Prior to that, she was a lender in New York City for Security Pacific and Chase Manhattan Bank.

Grace currently serves on the Fannie Mae DUS Advisory Council, as a member of the Commercial Board of Governors for the MBA, and as a member of the Urban Land Institute’s Multifamily Silver Council. Grace is also a director of the Catholic Charites/Spanish Catholic Center and has been a board member of The Kenyon Review since 1998.

Grace graduated magna cum laude with a double major in economics and Spanish literature from Kenyon College and completed the MIT Senior Executive Program. She is a member of Phi Beta Kappa.
Grace lives in Chevy Chase, Maryland with her husband and two children.

Ralph Picarillo has an extensive career spanning almost 30 years in Finance, Accounting, Real Estate and Mortgage Banking. His impressive professional history makes him perfectly suited for his current dual role as Executive Vice President and Chief Financial Officer for First Choice Bank and as Executive Vice President and Chief Operating Officer of First Choice Loan Services Inc.

Throughout his career, Ralph served in several key leadership positions including Executive Vice President/Chief Financial Officer/Chief Operating Officer for SIB Mortgage Corporation and then the same role at Equihome Mortgage Corporation. Just prior to his position with First Choice Loan Services Inc. and First Choice Bank, Ralph acted as President of Mocco Enterprises where he oversaw and implemented projects focusing on Urban Renewal. Those fortunate enough to work with Ralph discover that he consistently demonstrates his skills in designing productive workflows within the framework of effective internal controls and in building strong relationships with staff and clients.

Ralph earned a Bachelor of Science in Accountancy from Bentley College in Waltham, Massachusetts and is a member of the Mortgage Bankers Association. When not in the office, he enjoys quality time with his wife and three children.

Since 2010 Filip Rokita has been CEO of Atticmedia, a full service learning company with offices in the UK and US. In the summer of 2010 he led the management buy-out of Atticmedia and has since been focused on building a global company with strong focus on learning and digital communication.

Growing up during the internet & digital revolution, Filip has had success in building numerous teams and companies in the last 20 years, delivering projects in excess of $100 million.

Working with talented people to come up with creative solutions that utilize the full power of engaging content and state of the art tech is a daily thrill.

William “Bill” Schneider has been a part of First Choice Loan Services Inc. since the beginning of the company in 2009.

As the Director of Internet Sales, he supports all of the operations of the First Choice Loan Services Loan Originators serving our clients through Mortgage Services Program for Costco Members. In 2015, he lead his team to produce over $1 billion in loan volume.

Prior to serving in his role at First Choice Loan Services, Bill served in leadership positions at Citizens Community Bank, CitiBank and WCS Lending.

Outside the office, Bill spends his time with wife of 17 years and their two sons.
